Lettings services for landlords
Patrick Williams offers the complete range of services to help you ensure you get the right tenants at the right time, and that you protect both your property and your income from it:
- Letting-only service – we will market your property, conduct viewings, and vet prospective tenants. We will prepare your tenancy agreement, and, if required, a full inventory service. We will collect the first month's rent and credit it to your account, less our agreed fee. However, you will be responsible for managing the tenancy on an ongoing basis.
- Full management service – we will do all of the above, as well as checking your tenants into the property. During the tenancy we also will conduct periodic inspections and oversee any necessary repairs. Towards the end of the tenancy, we will liaise with you and your tenants to either renew or terminate the agreement.
- We carefully select all tenants – we continually update our register of prospective tenants, all of whom are thoroughly referenced and credit-checked; in some cases, we also require a guarantor.
- Insurance for landlords – we offer a range of competitively priced insurance scheme designed for landlords, providing extra security and peace of mind, including:
– Guaranteed rental insurance
– Legal expenses cover
– Contents insurance
– Buildings insurance.
