The majority of people are unaware as to the extent of legal fees and costs payable when moving. We can put you in touch with the friendly local solicitors, who will give you a fixed written quotation.
Make sure you know how much it will cost you before you go ahead.
Potential costs involved in moving:
- Solicitors
- Mortgage arrangement fees
- Survey
- Estate agent
- Removal company
- Stamp duty: up to £250,000 – 1%, £250,000-£500,000 – 3%, £500,000 plus – 4%.
What to do
- Make enquiries as to your financial standing via bank, building society or independent financial adviser.
- Register with a local estate agent within your chosen area and discuss the home you are looking for: style, size and budget.
- Make your selection to view property – arrange a viewing. Remember to book early – everybody wants to view on a Saturday.
- On finding a property of interest, do some market research and make an offer.
- Subject to the offer being accepted, instruct a solicitor or conveyancer.
- Complete a mortgage application form.
- Decide on the type of survey:
- Mortgage valuation – cheap option, sometimes free.
- Homebuyers report – includes general structure and condition. The cost is related to the purchase price.
- Full structural survey – the most expensive and detailed report available.
- Contact removal companies and get quotes.
- When the solicitor has finished making enquiries they will discuss with you:
- Signing a contract. This is prior to exchanging contracts.
- Paying a deposit.
- Moving dates.
- Between exchange and completion there would normally be 14 days. However, this date could be delayed or brought forward.
- Inform the removal company of the proposed moving date.
- Move into your new home and inform utilities:
- Gas
- Electricity
- Telephone
- Water
